Affordable Housing Application Process
Follow the steps below to join the wait list, complete screening, and receive SEB Housing certification for an available affordable home. Interested applicants can review each step to better understand the requirements and timeline of the process. The program is part of the Massachusetts Affordable Housing initiative, also known as the Chapter 40B Housing Program, which supports income-restricted units and works with developers, management teams, and applicants to ensure a fair and compliant selection process for qualified households.
Step 1: Join the Wait List
Interested applicants should contact the leasing office to complete a wait list application. Our Affordable Housing Program through SEB Housing offers income-restricted apartment homes. Additional program information is available at HousingNavigatorMA.org.
Step 2: Initial Screening
When your name reaches the top of the wait list, and a home becomes available, our office will complete a screening, including credit, background, and rental history. Applicants must provide one month of income documentation within 48 hours of applying, showing 2.5x the monthly rent in gross household income.
Section 8 voucher holders are not subject to minimum income requirements.
Step 3: Income & Eligibility Review
Gross annual household income, including all income sources and income earned from assets, must not exceed current program income limits. HUD publishes income limits annually.
Required documentation includes proof of income, identification, and a completed rental application.
Step 4: SEB Housing Certification
After approval, applicants must be certified by SEB Housing for the affordable home. SEB Housing conducts all certifications and annual recertifications for the property.
